COMMERCIAL SERVICES

Partner with a team that regularly services commercial water heaters and boiler systems and understands your business needs. Our technicians are factory trained, experienced, and backed by our USWHPRO labor guarantee.

We empower our clients with the valuable information and actionable options they need to make an informed service decision. You are best served by technicians that are focused on solutions, not additional sales.

Commercial Water Heater Services We Offer:

No hot water? No problem! Our experienced technicians have seen almost every water heater problem in the book: from commercial water heaters' central control boards (CCBs) destroyed by power surges to lack of preventative maintenance and undersized water heaters, for commercial tank type/traditional water heaters (natural gas water heaters, LP water heaters, and electric water heaters) and commercial tankless water heaters.

Common Commercial Water Heater Repair + Service Requests

There are a number of commercial repairs you may encounter, including the following common water heater repairs:

Cold water, no hot water

No Hot Water

This is the most common repair request we receive.

For electric water heaters, if a simple reset does not resolve the issue and the unit does not appear to be damaged by water, no hot water may indicate a faulty heating element, thermostat, or another issue.

Many modern commercial gas water heaters have a user friendly interface that provides a detailed error code history (a.k.a. fault occurrence history), which will give you and your service provider an idea of the issue(s) your unit is experiencing, in turn, assisting with diagnostics.

Excessively Hot Water

Sometimes water gets too hot to the point where it creates a scalding risk. This issue may often be resolved by adjusting the water heater's temperature settings.

However, we often see businesses increase the temperature settings to accommodate the needs of a dish machine or sanitization station. This is typically a sign of additional water heater problems and/or lack of regular maintenance. The continuous production of even hotter water causes the unit to work harder, while an unsuspected temperature sensor may be filled with sediment or have a short in the wiring, causing the issue.

Faulty Part Diagnosis + Part Replacement

Depending on the age of your commercial water heater(s) and whether they have had regular maintenance, they may experience premature part failure as a result of general wear or underlying issues: from installation issues to lack of indoor air quality.

We commonly replace (and stock) the following commercial parts:

Commercial Gas Water Heaters:

  • Blower Assemblies
  • Burner Assemblies
  • Central Control Boards (CCBs)
  • Flame Rods, Ignitors
  • Gas Valves
  • Low Gas Pressure Switches

Commercial Electric Water Heaters:

  • Contactors
  • Elements
  • Fuses
  • Thermostats

Leaking Water Heater

If you suspect your commercial water heater is leaking, it is crucial to identify the source of the leak: Is the leak coming from the water heater itself, a pipe above, or the connectors leading into the unit (nipples, dielectric unions, etc.)?

In the majority of leaking water heater cases we see, a leak cannot be repaired because it is coming directly from the tank itself, like the photos shown here. If a tank is leaking, its overall structure is compromised and is a sign that the hot water heater needs to be replaced as soon as possible. We do not solder leaking tanks to repair them because this would void any potential warranty and would increase the structural integrity in one spot, while weakening the rest of the unit.

What causes commercial water heaters to leak? The two most common causes of leaking heaters are: general wear and lack of maintenance. In rare cases, newer units may also have a manufacturing defect like a small pinhole that causes a leak.

What should you do if your water heater is leaking? Permitted it is safe to do so, we recommend turning off power and water to the unit and placing buckets and towels around the affected areas to decrease the risk of water damage.

Commercial Water Heater Replacement

Whether your commercial water heater is leaking or has naturally come to the end of its life cycle, it may be time for a commercial  water heater replacement.

For many clients, replacement involves removing the old water heater and installing a nearly unit in its place. In other cases, clients prefer to upgrade to newer models, such as those with wi-fi capabilities or to tankless units.

Outline of Typical Replacement Process:

  • Commercial Property Visit/Site Visit
  • To take measurements and plan the logistics of the install
  • Send Client Official Quote
  • Arrange Replacement Heater Arrival to Site
  • Install New Heater

Provide Client with Suggestions for Regular Maintenance

In the case of a new water heater breaking down, call the manufacturer to see if the water heater still qualifies for warranty service and whether that covers parts only or both parts and labor.

Commercial Water Heater Preventative Maintenance Plans

Just like your car, your water heater requires regular maintenance to function properly. Without proper maintenance, the water heater may have an increased risk of: corrosion caused by sediment buildup and premature failure.

During a maintenance visit, a tech will assess the unit's current functionality and efficiency, inspect the most commonly replaced parts, then provide a customized plan of action. In most cases, this involves the technicians flushing the water heater with a manufacturer approved solution to remove sediment deposits and decrease the risk of corrosion. After flushing the unit, the tech will also make recommendations for parts replacement and/or cleaning to ensure the unit runs as efficiently as possible.

Commercial water heater maintenance should begin within the first one to two years of installation to make the most out of your business investment.

What Sets Our Commercial Water Heater Repairs Apart:

Our commercial service bins.

The key to our success as commercial water heater repair specialists is a mixture of: excellent customer service, timely scheduling, experienced technicians with backgrounds in commercial plumbing and HVAC, and having the necessary inventory on hand, thanks to our commercial service bins.

What's inside a service bin?: Each service bin contains nearly every available replacement part available for a specific model (or several models) of commercial water heater. These bins were designed by our most experienced Parts Dept. team members and service technicians to decrease the need for technicians to source parts, increasing the duration and cost of a service call. Instead, they arrive with the parts in hand.

Service bins are tailored to the needs of the local technician's area. For example: we see a larger variety of commercial water heater models in Illinois than Tennessee; thus we have more service bins in Illinois than in Tennessee. However, we have more parts for commercial tankless water heaters and electric water heaters in Tennessee because they are more common in the area. We even tailor our service bins for specific customers based on the quantity of units on site and other parts needs.
